STEP 1

Attend the Atlanta Land Trust’s (ALT) Community Information Session.

This monthly buyer information class is the first step to learning about the Atlanta Land Trust’s community land trust program. The monthly information sessions are held on the 2nd Saturday of each month.  You can register for one of the upcoming sessions:

After the class, participants will get an email with instructions for the next steps.

STEP 2

Complete Application.

After you have completed the program application, it will automatically be emailed to Karen Babino.  The next step is to get your household income approval by emailing kbabino@atllandtrust.org:

  1. Your last 3 months pay stubs (NOT 3 PAY STUBS), and any income statements (part-time work paystubs, child support, SSI, retirement statements, etc.).
  2. If you are self-employed or do contract/gig work, I will need your bank statements for the most recent 3 months.
  3. Both of your 2020 and 2021 W-2’s or 1099’s for contractors. If you are self-employed, pls send your filed tax returns for 2020 and 2021.

*MUST BE AMI APPROVED FROM ALT*

AND

Reach out to a preferred lender to get approved for a Conventional Loan.

FHA loans cannot be used to purchase community land trust (CLT)  homes.  If you are interested in downpayment assistance (DPA), inquire with the lender you wish to work with regarding which programs are available.

STEP 3

You will receive your AMI% via email within 7-10 business days. Follow the instructions in the email. 

STEP 4

Email Lender Pre-Approval letter to Karen and Trust at East Lake Real Estate Team.

STEP 5

Once pre-approval and AMI are received then the buyer will be entered into a lottery. A winner will be chosen for each unit as well as a backup winner.

STEP 6

Buyer(s) will have 7 days after the lottery to review, sign and submit the earnest money deposit. The closing attorney’s office will email instructions for submitting the earnest money deposit

STEP 7

Attend Homebuyer Education Class and send the certificate of completion to Karen Babino and The Trust at East Lake Real Estate Team.
